NEWBERRY — The property located at 913 Cline St. in Newberry could soon be rezoned from R-6 Residential to Limited Industrial as discussed by the Planning Commission on Monday.
Currently there are 11 acres on the property, according to Ward Braswell, director of planning and development for the city of Newberry. The back half of the property is already zoned as Limited Industrial, Braswell said.
“The owner is wanting to sell it and asking for it to be rezoned,” Braswell said.
Braswell said after looking through paperwork from the early 1980s that suggested that the property was zoned as R-6 Residential, later zoning the back of the property to Limited Industrial in the early 90s.
The paperwork before 1999 could not be located, Braswell said. “I think there might have been some oversight when the maps were redone in 1999,” he said.
Although the building is currently vacant, Braswell said it has been used for a pallet company in the past.
The future land use map shows the entire property as being zoned as Limited Industrial, Braswell said which meant only the zoning maps would need to be changed if the commission approved the rezone.
The Planning Commission unanimously approved to make the recommendation to City Council to hold a public hearing to gain feedback from the community to rezone the entire property to Limited Industrial.
With the location the property is at and the availability of the railroad in close proximity, Braswell said he thought it would be a good decision to consider rezoning the property.
The date of the public hearing will be announced, but was not yet known Monday evening.
On June 16, the Planning Commission also approved a zoning ordinance change that now requires the group to conduct public hearings rather than them being conducted by City Council.
Braswell announced Monday that City Council wants to continue holding public hearings themselves. With that, the group withdrew their previous recommendation to allow the Planning Commission to hold public hearings.
